Learn about Moisture ControlSeven miles northeast of downtown Fayetteville, Eastover is one of the newer towns in Cumberland County on paper, incorporated in 2007, and one of the older ones in housing terms. Nearly the whole town is counted as rural, US 301 runs through the middle as Dunn Road, and I-95 passes along the east side with three exits serving the area. The building stock is what shapes the work. A good share of it predates the incorporation by decades and sits over a ventilated crawl space, which is where wood to soil contact, cellulose debris left by builders and damp framing turn up. North Carolina's inspection report treats wood at 20 percent moisture or above as a condition conducive to subterranean termites, and that reading is reached under a crawl space more often than owners expect. Taking a moisture reading before a sale is under way is far easier than negotiating around one afterward.
The pests here are not random. These are the local conditions behind most of the calls we take in Eastover.
Eastover is characterised by rural houses over crawl spaces, much of it well older than the 2007 incorporation. On this stock the roof line matters as much as the ground. Worn soffit returns and lifted flashing give gray and flying squirrels a way into the attic, and the weeks after a summer storm are when they take it.
Humid through the warm months, which keeps crawl space readings high without any leak involved. Every stage has a window where treatment does the most good, and hitting that window is the difference between ending a problem and repeating it.
Treat these as a guide rather than a quote. What moves the figure is the pest, the size of the property, and how long it has been going on.

At minimum, wood in direct contact with soil, cellulose debris under the structure, and excessively wet wood, meaning a moisture content of 20 percent or greater. Insufficient clearance between wood and soil, excessive crawl space moisture, construction flaws and improper grading also get listed, and wood decay fungi may appear too. All of it is reportable whether or not there are termites.
Answer the water question first. Where the moisture is coming up out of the soil, ground cover and drainage do the heavy lifting, and encapsulation with a dehumidifier is the fuller version of the same idea. Where it comes from grading, gutters or a plumbing leak, sealing the space does not remove the source. Ask for readings before and after, not just a description.
It matters for inspection as much as for damp. State prevention guidance asks for crawl space beams at least 18 inches above the ground so future inspection is possible, exterior woodwork a minimum of 6 inches above grade, and no wood to soil contact anywhere. A space nobody can get through is a space nobody can check, which is how activity goes unnoticed for years.
Probably not, and that is normal. NCDA&CS states plainly that most North Carolina homes over 10 to 15 years old will show some evidence of wood destroying insects, and that a clear report is neither expected nor required to close. Evidence includes past activity. Get the inspection early in the transaction and read the conditions on the reverse.
If an animal is inside the structure or somebody is being stung, ring now whatever the hour. Eastover sitting about 7 miles northeast of downtown Fayetteville keeps the drive short. For a mosquito round, mound treatment or a termite inspection, a planned visit costs less for exactly the same work.
